Who can apply

  • Meet one education option: the 72-hour salesperson pre-license program or 10 semester-hour credits in real estate or real estate-related law courses.
  • Pass the Wisconsin Real Estate Salesperson exam.
  • Disclose any convictions or pending charges; these are reviewed with the application. You may ask DSPS for a predetermination first.

Step by step

  1. Complete the Board-approved 72-hour salesperson pre-license program (or another education option). It must be done within 4 years before you apply.
  2. Schedule and pass the Wisconsin salesperson exam with Pearson VUE. Scores are valid for 1 year.
  3. Create a LicensE account and apply for a Real Estate Salesperson license by examination.
  4. Upload your Pearson passing certificate and your education certificate or transcripts, then pay the $75 fee.
  5. To work for a firm, file Form 812 (Notice of Firm Association) with your employer ($10).

Training and exam

Training: One of: a Board-approved 72-hour salesperson pre-license program completed within 4 years of applying, or 10 semester-hour credits in real estate or real estate-related law courses at an accredited institution. Applicants who held a salesperson license in another state within the past two years may instead take the 13-hour program. Pearson VUE lets you take the exam before finishing the education, but the education is required for licensure.

Exam: Pearson VUE (Wisconsin candidate handbook, June 2026). DSPS requires only the Wisconsin state exam: 140 scored items plus 5 to 10 pretest items, with 4 hours allowed. Passing is a scaled score of 75. Fee: $65. If you fail, wait 24 hours before booking a retake. Scores are valid for 1 year.

After you're licensed

Renewal: Renew by December 14 of each even-numbered year in LicensE for $75; a $25 late fee applies after expiration. Renewal opens about 4 weeks before expiration. All licensees must complete 18 hours of Board-approved CE each two-year period (12 mandatory and 6 elective hours), including the partial period in which they were first licensed.

Good to know in Wisconsin

Firm association: Associating with a firm is optional at application. To work for a Wisconsin firm, you and your employer complete Form 812 (Notice of Firm Association) in LicensE for $10. Nonresidents also file Form 813A (Irrevocable Consent).

Endorsement: If you held a salesperson license in another jurisdiction within the past two years, you can apply by endorsement and take the 13-hour pre-license program instead of the 72-hour program. You must still pass the Wisconsin salesperson exam, and each state that licensed you must complete Form 2688 or an official verification and upload it to LicensE (DSPS will not accept verifications you upload yourself). Service members, former service members and spouses credentialed elsewhere may apply for a military reciprocity credential.
