Here is exactly how the California Real Estate Salesperson exam works and how to pass it in just a few minutes. The exam is your license test from the California Department of Real Estate. It is multiple choice, taken on a computer at an approved exam center. The Salesperson exam is 150 questions and you get three hours to finish.

To pass, you need 70% correct. That is 105 questions right. Before you can sit the exam, you must finish three approved college level courses, real estate principles, real estate practice, and one elective. That is 135 hours in total.

The questions come from seven subject areas and they are not weighted equally. Study where the points are. The biggest area by far is the practice of real estate and disclosures at about 25%. Next is the laws of agency, about 17%.

Then property ownership and land use, about 15%. The rest, property valuation, about 14%. Contracts, 12%. Financing, 9%.

And transfer of property, about 8%. Here is what surprises people. There is very little math. Most questions are scenarios that test whether you truly understand a rule, not whether you memorized a definition.

So learn concepts and read every question twice. Let us try three real questions. First, California requires agency disclosure in three steps in order. The order is disclose, then elect, then confirm.

Second, you represent both the buyer and the seller as a disclosed dual agent. And the seller privately says she will take far less than asking. Can you tell the buyer? No, a dual agent may never reveal either side's bottom line price.

Third, does a home sold at a foreclosure, a trustee's sale, need a transfer disclosure statement? No, foreclosure and trustee sales are exempt. So how do you actually prepare? Four habits that work.

First, drill practice tests. Take real exam style questions again and again until the rules are automatic. Keep going until you are scoring well above 70% before you book your date. Second, master the vocabulary.

Real estate is a language. Fee simple, easement, novation, escrow. Many questions turn on a single term, so learn what each word means, not just recognize it. Third, keep short notes on every rule you miss and review them.

Spend most of your time on the heaviest areas, practice and disclosures and agency, and on the mistakes you keep repeating. Fourth, slow down on the wording. Read each scenario twice, eliminate the answers you know are wrong, and trust your first instinct on the ones you know. So remember, it is a 150 question state exam, you need 70% to pass.
